Sustainable Urban Extension Applications

Development Proposals

 

To date, four major developers have shown an interest in the area for the building of 2294 dwellings out of the 3100 proposed for the Keresley Sustainable Urban Extension for completion within the Local Plan period 2011 - 2031.

 

To date only one of these applications has been APPROVED by Coventry City Council, this for 322 dwellings, none yet having been been completed.

 

In addition another four applications have been received by Coventry City Council for 116 dwellings.  One of these applications has been APPROVED by Coventry City Council, this for 40 dwellings, none yet having been been completed.

 

One application for a Gospel Hall was received  by Coventry City Council and was APPROVED.

1)    Fivefield Road & Tamworth Road - OUT/2019/0022

 

Development proposal: 550 new dwellings proposed by Bellway Homes Limited.

 

Access would be from new road junctions on Fivefield Road and Tamworth Road Lane.

 

In February 2018 the developer requested a screening opinion from Coventry City Council, click on this link SCR/2018/0456 to view.

 

The developer held a public exhibition in the Royal Court Hotel on 26th June 2018 to allow local residents to provide feedback. After this the exhibition was moved to Keresley Library for a short period after the consultation.

 

In January 2019 an outline planning application was submitted to Coventry City Council, click on this link OUT/2019/0022 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this outline application. Click here to view.

 

The decision date shown on the planning portal is for 4th May 2019 but to date no decision has been made.

2)    Penny Park Lane & Bennetts Road - FUL/2020/0748

 

Development proposal: 450 new dwellings proposed by David Wilson Homes.

 

Access would be from three new road junctions exiting onto Bennetts Road and Penny Park Lane.

 

In February 2018 the developer requested a screening opinion from Coventry City Council, click on this link SCR/2018/0468 to view.

 

The developer held a public consultation at the Hare & Hounds pub in July 2019 to allow local residents to provide feedback prior to the submission of an outline planning application. The display was also in Keresley Library for a short period after the consultation.

 

In April 2020 an outline planning application was submitted to Coventry City Council, click on this link FUL/2020/0748 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this full application. Click here to view.

 

The decision date shown on the planning portal is for 27th July 2020.

3)    Sandpits Lane, Bennetts Road & Tamworth Road - OUT/2014/2282 & RMM/2019/1030

 

Development proposal: 800 dwellings proposed by Lioncourt.

 

Access would be from two new road junctions exiting onto Bennetts Road and Tamworth Road.

 

In July 2014 an outline planning application was submitted to Coventry City Council, click on this link OUT/2014/2282 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this outline application. The masterplan plan of the development can be found here.

 

This outline planning application was APPROVED by the Coventry City Council planning committee in February 2018.

 

In April 2019 a reserved matters planning application was submitted to Coventry City Council for phase 1 of this development having 322 dwellings. Click on this link RMM/2019/1030 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this reserved matters application. Click here to view.

 

This reserved matters planning application was APPROVED by the Coventry City Council planning committee on 20th November 2019.

 

The final plan of the phase 1 development can be found here.

 

On 21st October 2020 a reserved matters planning application was submitted to Coventry City Council for phases 2A and 2B of this development having 397 dwellings.

4)    Thompsons Road & Bennetts Road North - OUT/2019/0484

 

Development proposal: 500 dwellings proposed by the Pegasus Group.

 

Access would be from a new road junction exiting onto Bennetts Road North just north of Grove Lane.

 

In October 2018 the developer requested a scoping opinion from Coventry City Council, click on this link SCO/2018/3007 to view.

 

The developer held a public exhibition in the Keresley Library on Wednesday 5th December 2018 to allow local residents to provide feedback prior to the submission of an outline planning application in early 2019. This would be to obtain agreement that development can take place from the access point in Bennetts Road North, opposite Grove Lane.

 

In February 2019 an outline planning application was submitted to Coventry City Council, click on this link OUT/2019/0484 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this outline application. Click here to view.

 

The decision date shown on the planning portal is for 29th June 2019 but to date no decision has been made.

5)    Watery Lane - south - OUT/2018/3080 & OUT/2019/2277

 

Development proposal: 40 dwellings proposed by Newcore Capital Management.

 

Access would be from a new road junction exiting onto Watery Lane near its junction with Hall Brook Road.

 

Newcore Capital Management ,on behalf of the landowners, distributed a leaflet to residents in the neighbourhood in October 2018.

 

In November 2018 an outline planning application was submitted to Coventry City Council, click on this link OUT/2018/3080 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this outline application. Click here to view.

 

This outline application was withdrawn in February 2019.

 

In November 2018 a new outline planning application was submitted to Coventry City Council, click on this link OUT/2019/2277 to view.

 

Keresley Parish Council submitted an OBJECTION letter to this outline application. Click here to view.

 

This outline planning application was APPROVED by the Coventry City Council planning department on 6th March 2020.

6)    Watery Lane - north - OUT/2019/1374 & OUT/2020/0363

 

Development proposal: 17 dwellings proposed by  Brandon Planning & Development Limited.

 

Access would be from a new road junction exiting onto Watery Lane near the Hare & Hounds pub.

This outline application was withdrawn in February 2019.

7)    Fivefield Road - OUT/2019/2951

 

Development proposal: 5 dwellings proposed via an agent Architectural Vistadesigns Ltd of Hinkley.

 

Access would be from an existing driveway exiting onto Fivefield Road.

 

In December 2019 an outline planning application was submitted to Coventry City Council to build on land to the rear of 54-62 Fivefield Road.

8)    Sandpits Lane - FUL/2018/2754 & FUL/2019/1571

 

Development proposal: Development of a Gospel Hall proposed by the Coventry Gospel Hall Trust.

 

Access would be from a new driveway adjacent to Ashtree House exiting onto Sandpits Lane .

 

Prior to putting in a planning application the developer attended a Keresley Parish Council meeting to present and discuss their plans.

 

In October 2018 a full planning application was submitted to Coventry City Council, click on this link  to FUL/2018/2754 to view.

 

Keresley Parish Council submitted an letter of APPROVAL supporting this full application. Click here to view.

 

This outline application was withdrawn in December 2018.

 

In June 2019 a new full planning application was submitted to Coventry City Council, click on this link FUL/2019/1571 to view.

 

Keresley Parish Council submitted a letter of APPROVAL supporting this full application. Click here to view.

 

This planning application was APPROVED by the Coventry City Council planning department on 7th August 2019.

9)    Bennetts Road - Coventry Sports Club - FUL/2020/0764

 

Development proposal: 54 affordable dwellings proposed by  Partner Construction Ltd and Midland Heart Ltd.

 

Access would be from two new road junctions on Bennetts Road North opposite

 

Prior to putting in a planning application the developer attended a Keresley Parish Council meeting to present and discuss their plans.
