Keresley Sustainable Urban Extension

 

The Coventry Local Development Plan

In December 2017 Coventry City Council adopted a new Local Plan - In this plan a large area of Keresley Parish greenbelt land was removed and designated as an area for housebuilding, the Keresley Sustainable Urban Extension (SUE), see links below. This calls for 3100 homes to be built, a new link road from Long Lane to Winding House Lane, two local retail centres and new schools.

There is now virtually no GREENBELT land left in the Keresley Parish, most ofit has been given over to housing development within the Parish.

Developments in the Keresley Sustainable Urban Extension (SUE)

The final version of the Urban Extension Design Guide -Supplementary Planning Document (SPD) August 2019 was adopted by Coventry City Council on 6th September 2019. To view the 15MB document click here.

Coventry City Council will be carrying out a further consultation for these draft guidelines which is proposed to run for 6 weeks between Friday 4th October 2019 and Friday 15th November 2019.

Development Proposals

To date five developers have shown an interest in the provision of development for the building of 2340 houses out of the 3100.

1)    Fivefield Road & Tamworth Road.
A new development of 550 dwellings is proposed by Bellway Homes Limited.

In February 2018 the developer requested a screening opinion from Coventry City Council for this development,

The developer held a public exhibition in the Royal Court Hotel on 26th June to allow local residents to provide feedback. After this the exhibition was moved to Keresley Library for a short period after the consultation.

An outline planning application has been submitted Coventry City Council for this development,
click on this link OUT/2019/0022 to view. The closing date for the submission of comments was 4th February.

The decision date was 4th May but no decision has been made to date.

2)    Penny Park Lane & Bennetts Road.
A new development of 450 dwellings is proposed by David Wilson Homes.

In February 2018 the developer requested a screening opinion from Coventry City Council for this development,

The developer held a public consultation at the Hare & Hounds pub in mid July to allow local residents to provide feedback prior to the submission of an outline planning application. The display was also in Keresley Library for a short period after the consultation.

An outline planning application will be submitted in 2019. An indicative plan of the development can be found here

3)    Sandpits Lane & Tamworth Road.
A new development of 800 dwellings is proposed by Lioncourt.

The developer submitted an outline planning application in 2014, click on this link OUT/2014/2282 to view.

The application reads:

Outline application for the erection of up to 800 dwellings, with associated Local Centre comprising Convenience Store (Class A1) Retail/Commercial Units (Class A1, A2, A3, A5 and/or D1); a Primary School; Public Open Space (including equipped play area); allotments; nature conservation area; and landscaping; with all matters reserved except for means of vehicular access to the site from Tamworth Road and Bennetts Road South.

Whilst an outline masterplan is provided, the application is only for an agreement that development can take place from the access points shown on the Tamworth Road and Bennetts Road South.

This outline planning application was APPROVED in February 2018.

4)    Watery Lane.
A new development of 40 dwellings is proposed by Newcore Capital Management on behalf of the landowners.
Brief details can be found on this leaflet Newcore development which was distributed to residents in the neighbourhood in October 2018.

The developer submitted an outline planning application, click on this link OUT/2018/3080 to view, this application was withdrawn on 5th February 2019.

The developer has submitted a new outline planning application, click on this link OUT/2018/3080 to view.

The application reads:

Proposed residential development (up to 40 dwellings) with associated landscaping/open space, drainage and highway infrastructure (outline application - all matters reserved except access into the site)

Whilst a masterplan is shown in the outline planning application, the application itself is only for an agreement that development can take place from the access point shown in Watery Lane. Only a full planning application will show the final proposals.

The planning application was withdrawn by the applicant on 5th February.

5)    Thompsons Road & Bennetts Road North.
A new development of 500 dwellings is proposed by the Pegasus Groups. Access would be from a new roundabout at the junction of Bennetts Road North and Grove Lane.

The developer has submitted an outline planning application, click on this link OUT/2019/0484 to view.
The closing date for the submission of comments is 28th March.


The developer held a public exhibition in the Keresley Library on Wednesday 5th December 2018 to allow local residents to provide feedback prior to the submission of an outline planning application in early 2019. This would be to obtain agreement that development can take place from the access point in Bennetts Road North, opposite Grove Lane. Only a full planning application will show the final proposals.
